When people think about building a custom home, they picture excavation, framing, and the excitement of seeing walls go up. What they don’t see is the work that happens before construction begins. That early phase is where the real foundation is built.
At Habitat Studio, the first 90 days are focused on clarity, alignment, and thoughtful planning. By the time we break ground, many decisions have been carefully considered so construction can move forward with confidence.
Here’s what that process looks like.
Step One: Getting Clear on the Vision
Every project starts with a conversation. We provide a detailed design questionnaire that works as a checklist to make sure nothing important to you is missed. It goes beyond square footage and room counts. We want to understand how you live day to day, how you host, what matters most to you, and what you never want to compromise on.
We also ask clients to create Houzz inspiration books or Pinterest boards. These give us a visual sense of your style, preferences, and the architectural direction you are naturally drawn to.
This stage helps us understand not just what you want your home to look like, but how you want it to function.

Step Two: Turning Ideas Into Plans
Next, we review the questionnaire together to make sure we fully understand your goals. We share ideas, discuss possibilities, and consider the unique characteristics of your site. Orientation, views, grading, and surrounding context all influence the design.
Using that information, we develop a summary of all the areas you’ve told us you need and with that we can give you a rough idea of not only the size of home you need but also a rough idea of costs, before moving onto creating custom floor plans, exterior elevations, and 3D renderings. This is when your home starts to feel real
We refine the design through collaboration. We meet as many times as necessary to adjust layouts, proportions, and architectural details until the plan feels right. A true custom process takes time and we respect that.
Step Three: Establishing the Budget
Once you are happy with the design, we prepare a preliminary budget. This step ensures the design and investment are aligned before moving forward.
If adjustments are needed, they are made at this stage. That allows us to protect the integrity of the design while staying realistic about costs.
After budget approval, we complete detailed construction drawings and apply for the necessary permits. This phase may not be as visible to our clients, but it is critical to keeping the build organized and efficient.

Step Four: Designing the Interior
While permits are in progress, you begin working with our interior design team. Together, you select finishes, cabinetry details, lighting, millwork, tile, and materials.
Because our architectural and interior teams collaborate closely, decisions are cohesive. The exterior and interior support one another, creating a home that feels consistent from the moment you arrive to the smallest detail inside.
While permits are being secured, we sign the construction contract so we can hit the ground running once permits are approved.
You continue working with our design team throughout the build to confirm details and make selections. Your project manager stays in close communication, providing updates, coordinating schedules, and asking questions that help avoid surprises.
By the time construction starts, your home has been carefully designed, budgeted, and planned. The first 90 days may not be the most visible part of the journey, but they set the tone for everything that follows.
